Hillside Living

In the heart of a lakeside multi-family condo community featuring side-by-side "townhouses," our recent project involved a new retaining wall, paver patio and deck replacement. Situated along a hill, each townhouse presents a unique elevation, particularly in the outdoor space between patios/decks and uphill neighbors.

Client's Project Goals 

1. Minimize Intrusion: Replace outdated timber wall with a design that is both less intrusive and low maintenance.
2. Deck Enhancement: Replace the wooden deck at the  bottom of the terrace with a functional and lasting alternative.
3. Neighbor Collaboration: Preserve the integrity of the "uphill" neighbor's deck space, ensuring a harmonious coexistence.
4. Effective Drainage: Devise a drainage system directing water away from the client and downhill neighbors to prevent issues.
5. Condo Association Compliance: Ensure all modifications adhere to condo association rules

1. Expert Integration: Leveraged multiple areas of expertise, including demo/excavation, wood decking, Unilock pavers to meet diverse project requirements.
2. Strategic Design: Crafted a design that seamlessly blended with the hillside architecture, addressing both aesthetic and functional aspects.
3. Meticulous Installation: Executed the job with precision, ensuring the seamless integration of the new terrace and deck elements.

The completed landscape project represents our dedication to harmonizing architectural elements with the natural landscape. Through thoughtful design, expert execution, and collaboration with the condo association and neighbors, we revitalize the client's outdoor space.  Now it's time for them to sit back and enjoy the view.

real results

Among the three contractors that submitted designs for this space, OLL was the only one that understood the intricacies of this job.

This was a patio, deck, and retaining wall project at a condo. The design needed to (among other things): deal with sloping terrain and drainage, receive HOA approval, and be respectful of adjacent owners.
OL&L was able to schedule the most invasive construction during off-season.
When demolition revealed an unforeseen foundation issue, OL&L efficiently found a solution.
